Commercial Rent Arrears Recovery (CRAR) Services

When a commercial tenant falls behind on rent, Commercial Investigation Services is here to help you recover what’s rightfully owed—quickly, lawfully, and with minimal disruption.

Our Certificated Enforcement Officers (CEOs) are authorised to act on your behalf under the Commercial Rent Arrears Recovery (CRAR) procedure, ensuring full compliance with all legal regulations.

What Is CRAR?

Introduced on 6 April 2014, CRAR replaced the old Distress for Rent laws. Under this legislation, landlords can no longer take direct action to recover commercial rent arrears—a Certificated Enforcement Officer must carry out the process.

At Commercial Investigation Services, our enforcement officers follow the required legal steps, including:

  • Serving the mandatory 7-day Enforcement Notice

  • Attending the property to take control of goods

  • Entering into a Controlled Goods Agreement

  • Removing and selling goods if payment is not received

We always prioritise negotiation over removal. Our goal is to help you recover your rent while allowing the tenant to continue trading—because a paying tenant is better than an empty premises.

Practical, Negotiated Solutions

In most cases, we can secure a Controlled Goods Agreement that allows tenants to keep operating while repaying the arrears in full.

This approach:

  • Preserves the landlord–tenant relationship

  • Keeps your property occupied

  • Protects your financial interest

  • And ensures you’re not out of pocket—enforcement costs are payable by the tenant

Beyond CRAR: Full Commercial Recovery Services

We don’t stop at rent arrears.

Our High Court Enforcement Officers are authorised to enforce court judgments and writs across England and Wales—including recovery after a tenant has vacated.

From single high street shops to large-scale commercial properties, we provide tailored recovery solutions built on professionalism, compliance, and results.
